Choosing an agent to sell your house is a huge undertaking.  If you don’t already know an agent, it would be great to get a referral from a trusted friend. If you do already know a agent, maybe as a family member, you may feel obligated to use them. But truth be told, this is one of the biggest transactions of your life, so do yourself a favor and do some homework when choosing your Listing Agent. Here are some topics to consider:

How will the professional of your choice market your property? Internet presence is by far one of the most important aspects of marketing your property. Different generations communicate differently, so your agent should be blogging, tweeting, texting & providing video to keep up with today’s buyer.

Is the agent of your choosing a Realtor? Agents meet the criteria of selling homes simply by having passed the California Department of Real Estate examination. It is very costly to belong to the local Realtor Association, so some agents may choose to skip that process. To be called a Realtor, one must join the Board of Realtors and adhere to a strict code of ethics. This is a must!

How knowledgeable is your agent? Do they have their finger on the pulse of the market? Do they understand their fiduciary responsibility to you as a seller?

How will your agent communicate with you? What do you expect from them? Do they have set hours of operation?

Do they take pride in their printed marketing material? Ask for a sample of the type and quality of flyer they will use to show off your property. Don’t get hung up on printed advertising. With today’s Internet presence, buyers rarely turn to outdated printed ads.
